
LEDUC -- The City of Leduc has approved plans to re-imagine a portion of the Robinson neighbourhood.
A southern portion of the neighbourhood has been rezoned to allow for 120 new residential lots as part of the Robinson Stage-14 project. This will include twenty-six duplex parcels, thirty-three single detached lots, and forty-four single detached lots. An additional fifteen lots were previously redistricted in 2018, which also allows for townhouses within the Stage-14 development area.
Leduc Senior Planner April Renneberg says the rezoning aligns with the city's vision for creating additional housing supply.
"The redistricting is in keeping with the municipal development plan, and the approved area structure plan for this neighbourhood," said Renneberg. "This calls for this type of low-density residential and recreational land use."
The redistricting for Robinson Stage-14 was originally brought forward back in 2022, however, following a two-year delay, the bylaw was automatically rescinded. It was revived earlier this year and received its second and third readings at this week's council meeting.
Part of the approved plans will also include the addition of a new green space, which will be located adjacent to the residential lots. This will consist of one lot for an active or passive park, and another park lot for multi-way development behind new lots within the stage.
Renneberg also confirmed that the area will be compatible for snow removal.
"We do consider snow storage for every application," said Renneberg. "It is considered primarily for pie-shaped lots with frontage onto the street so we do have that as part of the application process."
A public hearing was held prior to the redistricting bylaw receiving its second and third readings, with no opposition expressed from members of the community.
